Downtown Columbus Apartment Guide:

LC RiverSouth
Downtown — High Street · ~$1,900/mo
Heart of Downtown · Community Focused
Spacious layouts in an unbeatable location — right on High Street, steps from Columbus Commons and the Scioto River. The staff hosts monthly resident events which I genuinely appreciated. Living here means restaurants, nightlife, and major city events are all within walking distance.
Watch out for
Parking is a real issue — the garage doesn’t have enough spaces so you may end up paying for parking in an adjacent garage that has no affiliation with the building. Some 2-bedroom layouts have no windows in the bedroom — confirm your specific unit before signing. The gym, office, and parking are all in separate buildings which makes everything feel disconnected.
From the community
“When I lived downtown, LC RiverSouth was by far the worst LC property. My rent increased $200 after one year and the office staff were rude. The maintenance men were great though.” — @trin tingz via TikTok

Smith & High
Downtown Columbus · ~$1,975/mo
Industrial · Loft Living
Right on High Street between Ohio State and Short North. The industrial loft aesthetic with floor-to-ceiling windows makes these units genuinely stunning — lots of natural light and character you won’t find in a standard apartment complex.
Watch out for
No amenities and no dedicated package room. Security is limited to a key fob entry system — for a High Street location, that’s not enough, especially as a woman living alone. That alone makes it hard to recommend.

Patent at Jeffrey Park
Jeffrey Park — near OSU Campus · ~$1,900/mo
Young & Professional · Athletes
The energy here is young and professional — I even spotted Columbus professional athletes living here. Cafes and restaurants are within walking distance and the proximity to OSU campus is a plus. If you want to be around driven, ambitious people this complex has that vibe.
Watch out for
The complex is massive — multiple buildings spread across a large property. The tour itself required a golf cart which tells you how spread out everything is. The gym is in the neighboring property, not far but not ideal. The floor plan I was shown was small and awkward — this one is only worth considering if the right layout becomes available.

150 N Third Apartments
Downtown Columbus · ~$1,600/mo
Budget Friendly · Loft Style
The most budget friendly of all the apartments I toured. The loft style layout is unique with open kitchen shelving that gives it some character. If you’re looking to stretch your dollar in downtown Columbus this one has the lowest price point.
Watch out for
Where do I start. The security fence around the property felt more like a detention facility than a luxury apartment — not the vibe I was going for. The dog area with turf is right by the entrance and the smell hit immediately. The thought of guests walking through that every visit was enough to give me pause. And the closets — or lack thereof. One layout had a curtain covering wall racks and the other just had racks screwed directly into the wall. If storage and organization matter to you, this one will be a challenge.
