The location is the story here. Sitting right by The Little Grand Market means you’re surrounded by restaurants, local vendors and a growing food and social scene. This area has real momentum and if you want to be in a neighborhood that’s on the rise this could be the right bet.
Watch out for
The square footage is small for the price point. At $2,100/mo I expected more space — the layouts felt cramped and the value just isn’t there when you compare it to other apartments in this price range. The neighborhood has potential but the apartment itself doesn’t justify the cost right now.

Horizon West
Downtown Columbus/Franklinton · ~$2,000/mo
Luxury Finishes · Quiet Building
The floor to ceiling windows and downtown skyline view are genuinely stunning — this is the kind of apartment that photographs beautifully. The amenities list is impressive on paper including a pool with cabanas.
Watch out for
The vibe felt flat. Residents weren’t using the amenities and there was no real sense of community — it felt like a building where people go to work and come home, nothing more. No events, no socializing, no energy. The pool with cabanas sounds amazing but if no one is using it, what’s the point? If community and connection matter to you this one might feel lonely.

This building has a clear identity — it’s built for younger residents and students and caters to that fully. The amenities are bright, well designed and there are plenty of study areas which is a real plus if you’re balancing academics and adulting. The rooftop views are genuinely nice.
Watch out for
The add-on fees are a real concern. On top of rent there’s a $115 amenity fee and common area utility fee — meaning you’re paying for utilities you have no control over and no visibility into. As someone who budgets carefully, paying an unknown amount every month for shared utilities I’m not using directly is a dealbreaker for me. Know what you’re signing up for before you fall in love with the rooftop.

Sixty Spring Apartments

This one surprised me. A true loft in the heart of Downtown Columbus — the largest space of all the apartments I’ve toured so far. The open layout gives serious New York or Chicago energy and the creative potential here is real. I could actually see myself putting my design touch on this space. The location near High Street and the Arena is unbeatable and water is included as a flat fee which helps offset the cost.
Watch out for
Zero amenities — no gym, no common area, no designated delivery room. The rooftop exists but it’s small and underwhelming. If amenities matter to you this isn’t your place. But if you want raw space and great bones at a competitive price point, this one deserves a serious look.
