DOWNTOWN COLUMBUS APARTMENT GUIDE: PART 2
I’m back with Part 2 of my Downtown Columbus Apartment Guide — your resource for finding the best downtown Columbus apartments. If you missed Part 1 covering River & Rich, Residences at Topiary Park, Highpoint on Columbus Commons, and Library Park — catch up here first. Here’s my honest breakdown of the next four.

The City
Near OSU Campus · ~$1,800/mo
Student Friendly · Solid Amenities
The proximity to OSU campus is the biggest selling point here — if getting to class quickly is your priority this one delivers. The amenities are solid and it’s a comfortable, functional place to live.
Watch out for
It just doesn’t have a personality. The layout is basic, the aesthetic is forgettable and nothing about it felt memorable after the tour. It’s fine — but fine isn’t exciting when you’re choosing where to build your life for the next year or more. If character and vibe matter to you keep looking.

600 Goodale
Grandview · ~$2,081/mo
Close to Campus · Large Balcony
Located in Grandview and close to campus this one has a large balcony which is a genuine plus — outdoor space in a Columbus apartment is hard to come by. If you want proximity to OSU without being right on campus this neighborhood could work.
Watch out for
Everything about this apartment felt average. The features are dated, the amenities are basic and there’s nothing that makes it stand out from a standard apartment anywhere. The biggest drawback is the location right next to the freeway — the noise alone would be a dealbreaker for me. At $2,081/mo you can do better elsewhere in this guide.

Xander on State
Downtown Columbus · ~$1,850/mo
Student Vibe · Pool & Movie Room
Xander on State has a clear student identity and leans into it — they even offer student discounts which is genuinely rare and appreciated. The pool area is nice and the movie room is a fun amenity that sets it apart. It’s downtown with restaurants within walking distance so you have access to the city without being right in the middle of everything.
Watch out for
The gym is small — if working out regularly matters to you this one may feel limiting. The location is downtown but not surrounded by restaurants so you’ll need to walk a bit further for food options than some of the other apartments in this guide.

The Reach on Goodale
Downtown Columbus · ~$2,105/mo
Young Professional · Natural Light
The natural lighting in this apartment is exceptional – every single room gets real natural light which is rare and genuinely makes a space feel alive. The square footage is solid and the young professional energy here is evident.
Watch out for
The property has several buildings which means walking to the main building every time you need mail, packages, the gym, or the lounge. It also has that hotel feel — polished but impersonal. This skews older professional rather than student which may or may not be what you’re looking for.
Whether you’re a student at OSU or a young professional, downtown Columbus apartments offer something for every lifestyle. Stay tuned for Part 3.
